A site survey and a working session on what your team actually needs — headcount, rooms, adjacencies, budget range, and the dates your lease dictates. We put the constraints on the table before anyone draws anything.

02 — DESIGN
Design
WEEKS 2–3
Test fits first, then the full design: layouts, 3D visuals, materials, and MEP. Priced line by line in a bill of quantities — so what you approve is a cost, not just a picture. Nothing moves to approvals until you sign this off.

03 — APPROVALS
Approvals
WEEKS 3–5, IN PARALLEL
We convert the approved design into permit-grade submissions and file with Dubai Municipality and Civil Defence, and secure your landlord NOC. Long-lead materials are ordered in parallel, so approval time is never dead time.

04 — BUILD
Build
PER PROGRAMME
Licensed trades on site under our project manager. A weekly report lands every Thursday; changes are priced and approved in writing before they happen. Inspections are hosted by us — you hear about them after they pass.

Handover
FINAL WEEK
A joint walk-through, a snag list with dates against every item, and the paperwork that proves the space is compliant. Then twelve months of defects liability with one number to call.

One report, every week, no chasing.
Every Thursday you get a one-page report from your project manager: progress against the programme, photos from site, upcoming inspections, and anything that needs your decision. If nothing needs your decision, it says so.
