THE BRIEF

A trading and engineering floor, ready before the lease's fit-out period ran out.

The client signed an 8,600 sqft Category A shell with a twelve-week fit-out window written into the lease. They needed glazed meeting suites, acoustic-treated focus rooms, a client-facing front of house, and a full MEP re-route for a dense trading floor — with zero appetite for chasing permits themselves.
